Governing Documents

A Kansas not-for-profit corporation, the Kennett Place Homeowners Association was created to administer the common land. The corporation operates under its Articles of Incorporation, the Bylaws adopted by the members of the Association, and the Declaration of Covenants, Conditions, Restrictions and Dedication of Easements, as required by Kansas state law. 
 
The Declaration of Covenants provides that the Association shall have the power to maintain the exterior of the units, fix assessments, employ a management company, borrow money, and perform other tasks it needs to do for the benefit of the homeowners. It also obliges the Association to set a budget and assess the general and special charges to the owners.
